Hi
Just wanted to see anyone can help me out
I want to move to Tasmania as soon as my mortgage is paid off in a few years.
I joined this site to gain some insight into everything i can learn about Tasmania from the locals perspective.
Ive been looking at properties roughly 30 minutes from Hobart or Launceston, and atleast 10 acres in size.
Margate seems to have what im looking for, but am open to other areas 30 mins-1hour from Hob. or Laun.
I'd prefer natural bush/forest as opposed to cleared land and elevated too.

I will build my house, and only have small scale permaculture operations. Good soil would be a bonus.
Can anyone suggest other locations around Tassie that would suit this lifestyle.

$800,000 is my budget

Hi Charlie and welcome to RT. Have you considered places around Waratah, about 30 mins out of Burnie. Bush blocks there as well as cleared land. Could also try near Scottsdale, lots of little places for sale in that area as well. I'm not too sure what's available on the west coast, not looking for anywhere to buy at the moment, but you might find something if you look hard enough, although in some places the soil isn't too crash hot over here.

Hi Charlie,

As Shane said welcome to the site.... Tassie has many great spots and everyone reckons they have the best... Broadband is going to be your key and I think from that you will then select location not the other way around. The North East has limited broadband as does the South in places once you head beyond a certain point. The NBN is not yet widespread and only being trialed so to speak in certain towns, so that leaves you with Telstra or the other ISP's. They can generally offer you better deals than Telstra although if you can screw Telstra hard enough you could crack a good 24 month deal. Buying in outlying locations can give you landline and/or mobile phone issues. No building on the property = no landline, to far from major centres =no gsm although NextG is not too bad throughout the state. Satellite internet is OK in some places but only for small amounts of data as it can get a bit expensive and upload speeds are usualy very slow unless on a big-dollar plans.

With half your budget there are lots of nice little parcels of land for sale all over the state, but beware, some will have rubbish soil. I live 20klm inland from Ulverstone on the NW Coast (Central Coast) and situated at the 400 metre level. I have excellent ADSL broadband via Eftel. Unlimited 1500/256k for $54.95 a month. This would normally cost $79.95 but I get a fairly good loyalty credit.
As far as the garden goes, firstly it's a short growing season without a greenhouse, about 3 - 4 weeks behind the coast starting your crops and finishes earlier due to colder days & nights inland. I occasionally get snow and seasonal frosts that tend to be fairly hard but help keep the bugs down. But weather conditions have not stopped us being pretty well self sufficient with fruit and vegies grown in fantastic soil. As some of the regulars here who have sampled can vouch. The natural soil on the NW Coast is probably some of the best in Tassie and the soil slowly gets worse as you go South excepting river flats, but they have their own inherant issues like flooding. You generally find the basalt soil improves as you go inland. Some of the most productive cropping in Tassie is done in the North West with farmers tending to lean more towards sheep and cattle properties as you head East & South of Launceston. In general we are mush wetter up this part of the state and water is rarely a problem. Look for a permanant creek or water hole with a spring or you'll be installing a few rain storage tanks straight up. Myself, I have a bore which was already in situe, this is pumping to a sealed storage tank for drinking and house use and I can pump from the creek to my "garden only" rainwater tank, if it ever gets a bit low before the next rain. Its not my creek nor is it on my land but I have legal access which came with the property when I purchased it, all in all I generally manage on the rain water that is collected in the tank.

There are some reasonable properties advertised privately on Gumtree.com.au around the size your after from the $200,000.00 to $450,000.00. Like this recently advertised one at Barrington "Ad ID 264983312" for $425,000.00. But its much bigger than your after but you have somewhere small to live while you build, It'll likely take you 12 months of jumping through hoops to get everything passed before you can start building but having a dwelling of sorts already may ease the process.
I would certainly be a little suspicious of those listed as "idylic wilderness hideaways" straight bushland type properties, unless thats what your after. There can be access issues with some of them and the chances are the land might not be much chop. But you'll have lots of timber, but you might not be able to touch it. Be sure to ask how long they have been on the market.
